Bajo la Garantía de Habitabilidad, C.R.S. seg. 38-12-503 (3), si una propiedad de alquiler es inhabitable debido a una catástrofe o desastre, el propietario puede rescindir o terminar el contrato de alquiler sin más responsabilidad.

Los propietarios no son responsables de pagar los gastos de motel o hotel para un inquilino desplazado por una catástrofe o desastre.

Los propietarios no son responsables de compensar al inquilino por daños a su propiedad privada causados por una catástrofe. Los inquilinos que tienen seguro para inquilinos deben contactar a su compañía de seguros para determinar si tienen cobertura de reemplazo.

Information for Landlords and Tenants Regarding Warranty of Habitability
C.R.S. seg. 38-12-503 (3)

Under the Warranty of Habitability, C.R.S. sec. 38-12-503 (3), if a rental property is uninhabitable due to a catastrophe, the landlord may terminate the rental agreement without further liability.

Landlords are not responsible for paying for motel/hotel costs for a tenant displaced by a catastrophe.

Landlords are not responsible for compensating a tenant for damage to personal property caused by a catastrophe. Tenants who have renter’s insurance should contact their insurance company to determine if they have coverage for replacement.
